Diligent tenant selection
With your requirements at the forefront of their mind, Jackie and Craig undertake a thorough assessment of all applicants for your property. Starting with overseeing group inspections through your property, prospective tenants then complete a comprehensive residential application form including detailed references and supporting identification documents. Jackie and Craig undertake all reference checks to verify an excellent tenant.
Zero tolerance on rent arrears
As part of our tenant induction, expectations are clearly outlined to tenants regarding their tenancy and in particular rent arrears. Utilising our modern and efficient software system, Jackie and Craig are able to manage your rental income down to the cent. So, if a tenant does fall behind in rent, they will be notified immediately by text and email thereafter, which will continue until rental payments have been rectified.
Maintenance management
Jacki Mullins leads the maintenance department and already has excellent ongoing relationships with our landlords, tenants and tradesman. Jacki oversees the maintenance procedure in compliance with the Residential Tenancies Act 1997, ensuring you are contacted prior to any repairs if requested. Jacki can arrange any maintenance using our qualified and trusted tradespeople, however upon commencement with our Property Management team you are more than welcome to provide your preferred companies to use.
Regular routine inspections
As permitted by state legislation, Jackie and Craig undertake routine inspections of your property (which is thoroughly documented through paperwork), for the condition and cleanliness whilst each tenant has resided there. You are also invited to attend each inspection and will be notified of the date and time. Following each inspection, you will obtain a copy of the inspection documents for your records.
Detailed condition reports / final inspections & vacating process
All ingoing, outgoing and periodic tenancy condition reports and final inspections, with internal and external photos, can be provided to you for your records if requested. All tenants will be advised of the vacating process at the beginning and end of their tenancy to see your property is left as they found it.
Sound knowledge of Residential Tenancy Act and Rental market
Jackie and Craig have an in-depth understanding of both the RTA and the current rental market and continue to upskill where necessary to ensure they provide accurate and up to date information to our landlords. Most notably, their sound knowledge of the rental market vs demand ensure that you achieve the best rental return on your property.
